LLC requests a Special Use Permit for a maximum density waiver in accordance with Article 3.
the Danville Zoning Code, at 411 Craghead Street (Parcel ID# 21479, 21480, 21481, 21482, and 24373). The applicant requests a Special Use Permit for a maximum density waiver in the TW-C Tobacco Warehouse Commercial Zoning District.
This project is an adaptive reuse of an existing 106,000 square foot historic building into 115 apartment units and a 3,000 square foot commercial space. The development uses the existing building footprint. This adaptive reuse compliments the existing adjacent buildings and the surrounding area.
The Planning Commission, at their April 12, 2021 meeting, voted 7-0 to recommend approval of Special Use Permit Application PLSUP2021-110.
The Planning Commission recommended that City Council adopt an Ordinance granting a Special Use Permit for a maximum density waiver in accordance with Article 3.L Section C.13. of the Danville Zoning Code, at 411 Craghead Street (Parcel ID# 21479, 21480, 21481, 21482, and 24373) with the following conditions:
The development is limited to 115 residential units and a 3,000 square foot commercial space for a residential density of 75 units per acre;
The development’s parking program includes off-site parking on public surface lots and streets supplemented by approximately 70 on-site parking spaces;
The development’s parking program includes no less than two (2) electric vehicle charging stations; and
The development provides no less than six (6) bicycle parking spaces.
