SUMMARY

The property owners at 179 Ingram Road would like to establish an office and contractor’s building yard. The City has limited industrial zoning districts, and they are primarily larger spaces that are unachievable for startup companies. The zoning ordinance specifically defines Contractor's offices and shops as establishments for the installation and servicing of such items as air conditioners, electrical equipment, flooring, heating, painting, plumbing, roofing, tiling and ventilating, as well as those areas established to manage such operations. Contractor’s offices are allowed as permitted uses in the M-I industrial district and LED-I Light Economic Development Districts.

BACKGROUND
The Planning Commission, at their June 7, 2021 meeting, voted 6-0 to recommend approval of the text amendment allowing contractor's establishments in the HR-C zoning district as permitted uses without outdoor storage yards and as special approval uses with outdoor storage yards. 
RECOMMENDATION
The Planning Commission recommends that City Council adopt an Ordinance approving the text amendment allowing contractor's establishments in the HR-C zoning district as permitted uses without outdoor storage yards and as special approval uses with outdoor storage yards.
